The Montrose Real Estate Market

We are currently experiencing the most favorable buyer's market I have seen in the 15 years I have been a Realtor in Montrose. This coupled with the lowest interest rate we have ever seen makes this a great time to buy!

There is enormous diversity in the Montrose real estate market. Within the City limits there are beautiful tree-lined streets in the downtown area where you can find a mixture of architectural styles with bungalows or small Victorians starting around $50,000. The price range for newer homes in subdivisions within the City Limits is from $125,000 to $1,250,000. There are currently three operating golf course communities within the City of Montrose (one of them a Nicklaus designed course). Outside the City limits, home are generally on a acre or more with prices starting around $150,000. Building lots in the City range from the mid $20,000's up to $200,000. About Our Area

Montrose has something for everyone; skiing, hiking, golf, hunting, camping, fishing, mountain biking or just enjoying small town life in a progressive city amidst a beautiful mountain valley setting. Did I mention the views? Montrose sits in the Uncompaghre Valley, a mile high valley on Colorado's Western Slope. This beautiful valley is surrounded by mountains on all sides which accounts for the abundance of view lots.

To the south are the 14,000 foot peaks of the San Juan Range. The Uncompaghre River runs north out of the San Juans and joins up with the Gunnison River in Delta, about 20 miles north of Montrose. The 10,000 foot high Uncompaghre Plateau lies to the west and runs from near Ridgway on the south to just west of Grand Junction on the north. Grand Mesa, "The World's Largest Flat-Top Mountain", provides the views to the north, and to the east is the Cimmaron Range.
